Shapack Partners and CRG are spearheading an exciting new residential project at 220 N. Ada St., poised to become a prominent feature in Chicago’s vibrant Fulton Market District. This ambitious 29-story development will introduce 308 high-quality rental apartments, including 62 affordable units, alongside over 12,300 square feet of ground-floor retail space, enhancing the already dynamic streetscape of Ada Street.
The development at Ada Street is a collaborative effort, with Shapack Partners and CRG joining forces with KMW Communities, LLC, a well-regarded Chicago-based developer led by founder Bill Williams. KMW’s involvement is part of CRG’s PILLAR program, an initiative dedicated to fostering diversity within commercial real estate by partnering with experienced Chicago developers. This collaboration underscores a commitment not only to building exceptional structures but also to enriching the local development landscape.
Located at the corner of West Fulton and North Ada streets, the 220 N. Ada St. building will rise to 314 feet, replacing a former one-story warehouse and marking a significant transformation of this 27,244 square-foot parcel. With demolition already completed and a groundbreaking ceremony held on March 12, 2024, the project is officially underway, signaling a new chapter for this section of Ada Street.
The architectural design, led by the renowned firm SOM, is set to be a standout feature. The building’s façade will boast dark grey metal projections arranged both vertically and horizontally, complemented by expansive floor-to-ceiling windows. Residential units will occupy floors 5 through 28, elevated above a three-story podium that will house the lobby, retail spaces, and parking facilities. A dedicated fourth floor will offer indoor and outdoor amenity spaces for residents. The podium’s design is thoughtfully divided, with one section mirroring the tower’s gridded glass and metal façade, while the other section features black brickwork with large storefront openings and a rooftop terrace, creating a visually engaging street presence on Ada Street.
Sustainability is a core principle of the 220 N. Ada St. project. The building is designed to surpass local energy codes, incorporate water-saving measures, and include electric vehicle (EV) charging stations, along with provisions for future EV-charging readiness. Furthermore, a substantial portion of the building will be dedicated to green roofs and working landscapes, and the project aims to divert 80% of construction waste, demonstrating a strong commitment to environmental responsibility in the heart of Fulton Market and along Ada Street.
Construction is slated to last approximately two years, with completion expected in early 2026. Clayco, CRG’s parent company, is the lead builder, and subsidiary Ventana will handle the design and installation of the building’s distinctive window-wall façade.
The interiors, envisioned by Gensler, will exude a sophisticated and welcoming atmosphere. Rich textures and warm tones will be prevalent, featuring leather, jewel-toned velvet furnishings, statement lighting fixtures, and richly paneled wall coverings. Drawing inspiration from hospitality design, the interiors are designed to offer residents a blend of modern elegance and comfortable living spaces within this new Ada Street address.
Apartment layouts at 220 N. Ada St. will range from studios to two-bedroom units, including nine penthouse residences, with sizes spanning from 400 to 1,400 square feet. Open floor plans will feature wide-plank wood-style flooring, floor-to-ceiling windows maximizing natural light and city views, and kitchens equipped with wood cabinetry, stone countertops, vertical subway tile backsplashes, generous islands, and panelized appliances.
Reflecting a commitment to inclusive communities, 20% of the apartments at 220 N. Ada St. will be designated as affordable housing under Chicago’s Affordable Housing Special Assessment Program (AHSAP). These units will be offered at a weighted average of 60% area median income (AMI), ensuring housing accessibility within this premier Fulton Market location off Ada Street.
220 N. Ada St. represents Shapack’s twelfth development in Fulton Market and CRG’s fourth residential venture in Chicago, solidifying their significant contributions to the city’s evolving urban landscape. This project promises to be a transformative addition to Ada Street and the Fulton Market neighborhood, offering modern living spaces, retail opportunities, and enhanced community engagement.
