New Condominium Development Set to Rise on East 18th Street in Gramercy Park

New renderings have been unveiled, showcasing the exterior of 350 East 18th Street, an upcoming 13-story residential building in the desirable Gramercy Park neighborhood of Manhattan. Located at the corner of East 18th Street and First Avenue, and also addressed as 305 First Avenue, this development by Minrav Development, with design by ARC Architecture + Design Studio, promises to bring a modern touch to this classic New York City locale. The building is strategically positioned directly across from Stuyvesant Town.

The newly released images present a structure that will reach 124 feet in height and encompass 63,720 square feet. Plans indicate space for 40 luxury condominium units, averaging 1,200 square feet each, alongside 6,970 square feet dedicated to ground-floor retail.

The primary rendering offers a southwest-facing perspective of 350 East 18th Street from the street intersection. The architectural design features a façade predominantly constructed from light gray brick, accented with elegant bronze trim. Windows are arranged in distinctive two-story groupings, creating a rhythmic pattern across the building’s surface. Notably, certain sections incorporate shallow pocketed terraces set within arched openings, adding depth and visual interest. The ground floor is distinguished by bronze-hued paneling, a material choice that is echoed on the upper levels above the tenth-story setback. This setback is crowned with a wraparound landscaped terrace, complete with verdant hanging vegetation, offering residents an outdoor escape. The top three stories of 350 East 18th Street are characterized by a series of private balconies, and an additional landscaped terrace is situated on the roof parapet, maximizing green space. The main entrance to the building appears to be positioned on the northern corner, along East 18th Street, providing direct access to this prime location.

Currently, the site of 350 East 18th Street is awaiting excavation. Previously, four low-rise buildings occupied this plot. Recent site photographs reveal the area behind the construction fencing to be overgrown, indicating the project is in its early stages.

As of now, a construction timeline for 350 East 18th Street has not been made public. This new development promises to be a significant addition to the real estate landscape of East 18th Street and Gramercy Park.
