Exciting New Development Proposed at The Streets at Southglenn

Northwood Ravin is proposing a significant development at The Streets At Southglenn, featuring two multi-family apartment complexes and a new public park. This 11-acre project, located within the South Redevelopment Area, aims to revitalize the site of the vacant Sears and an office building at the corner of E. Easter Ave. and S. Race St., both planned for demolition.

Public Park to Enhance Southglenn

A key element is a new public park, planned to be at least 25,000 square feet. This park must be completed before the first apartment complex receives final occupancy, ensuring immediate amenity access for future residents.

New Residential Units at Southglenn

The residential aspect includes a 4-story and a 5-story apartment complex, offering approximately 132 and 266 rental units, respectively. These units will feature diverse floor plans to suit various household sizes. The Streets at Southglenn’s master plan allows for 1,125 units, with 214 already at The Portola. This project, if approved, would add 398 units, potentially reaching 513 additional units at The Streets at Southglenn.

Updated Traffic Impact Study Required

Traffic impacts are being carefully considered. While a Traffic Impact Study (TIS) was approved in 2021, an updated TIS is required. This update will ensure current and best-practice traffic engineering data informs the final plans.

Integrated Parking Solutions

Parking is addressed with integrated parking structures for both complexes, adhering to the MDP’s 1 space per bedroom ratio. A podium garage is proposed for one complex, and a wrap garage for the larger complex, located on its northwest side.

Underground Water Detention Facilities

Two new underground detention facilities are planned for storm water management. The Southeast Metro Storm Water Authority (SEMSWA) will review the design and capacity of these facilities.

This proposal by Northwood Ravin marks a substantial development for The Streets at Southglenn, promising new residences and a valuable public park for the community.
