New 21-Story Community Building Coming to East 45th Street

Midtown East is set to welcome a significant addition to its community infrastructure as permits have been officially filed for a 21-story building at 215 East 45th Street. This new development, situated conveniently between Second and Third Avenues, is poised to become a vital hub for women’s support services, located just a short walk from the transportation hub of Grand Central Station. The station is serviced by the 4, 5, 6, and 7 subway lines, making it easily accessible from across the city.

Currently, the site at 215 East 45th Street is home to a seven-story building operated by Project Renewal, a nonprofit organization that runs a women’s shelter there. According to city plans utilizing the Uniform Land Use Review Procedure (ULURP), the site will be officially transferred to Project Renewal ownership upon financing closure later this year. This transfer paves the way for the ambitious new construction project.

The planned 217-foot-tall structure at East 45th Street will offer a substantial 135,040 square feet of space. A significant 113,707 square feet of this space is specifically designated for community facilities. These facilities will include an expanded women’s shelter, alongside supportive and affordable housing units, and a primary care clinic. This clinic is designed to serve both the building’s residents and the wider local community around East 45th Street.

The building’s design incorporates a purpose-built 171-bed shelter for women, spread across floors 2 through 6. Above the shelter, floors 7 through 21 will house 131 permanent housing units. This housing component is further broken down into 79 supportive units and 51 affordable units, plus one unit for a superintendent. On-site social services will be integral to the building’s mission, complementing the primary care medical clinic that will cater to residents and the broader neighborhood around East 45th Street in Midtown Manhattan. The structural design, based on concrete, also includes a 30-foot rear yard.

Dattner Architects, a firm known for its innovative and community-focused designs, is listed as the architect of record for this project at 215 East 45th Street. While demolition permits for the existing structure have not yet been filed, anticipation is building for this project. As of now, an estimated completion date for the new community services building on East 45th Street has not been publicly announced.
