A significant development is on the horizon for Northridge, Los Angeles, as plans have been submitted for a new affordable housing project on Halsted Street. Located just east of the California State University, Northridge (CSUN) campus, the proposed building at 17829 W. Halsted Street promises to bring much-needed housing options to the community.
Developer Uncommon, based in Los Angeles, is spearheading the project, named Uncommon Halsted. The plans detail a seven-story building that will feature 255 apartments. These units will range in size, offering studio, one-bedroom, and two-bedroom layouts to accommodate a variety of residents. To address parking needs, the development will include podium parking with space for 125 vehicles.
Approvals being sought for the project include density bonus incentives. These incentives are crucial for allowing the construction of a larger building than typically permitted under existing zoning regulations. Additionally, the developer is requesting waivers from certain standard development rules to facilitate the project’s realization. Significantly, with the exception of a designated market-rate manager’s unit, all 255 apartments are earmarked for low- and moderate-income residents, addressing a critical need for affordable housing in the area.
JZA Architecture is the firm behind the design of Uncommon Halsted. The architectural style is described as contemporary, aiming to create a modern and appealing addition to the Halsted Street landscape. The design incorporates a storefront system, which will showcase the double-height lobby, recreation room, and other interior spaces to the street, creating visual interest while maintaining privacy. The planned materials palette includes storefront system glass with varied colors, exterior plaster in neutral tones, perforated metal screening at the roof level, and vinyl windows. Landscaping is also a key component, with plans for trees, shrubs, and turf along the property boundaries, as well as within an interior courtyard and rooftop deck areas, enhancing the living environment for future residents.
Uncommon Halsted represents a significant step towards increasing affordable housing options in Northridge, particularly near the Cal State Northridge campus on Halsted Street. Uncommon is known for its diverse portfolio, including the mixed-use headquarters of MGA Entertainment in Chatsworth. The developer also has other market-rate and affordable housing projects underway in various Los Angeles neighborhoods, including Inglewood, Hollywood, North Hills, and Beverly Grove, demonstrating their commitment to addressing housing needs across the city.
