Permits have been officially granted for the construction of a new multi-family building located at 151 North 3rd Street, also known as 225 Quarry Street, in the historic Old City neighborhood of Center City, Philadelphia. Designed by the renowned Gnome Architects, this six-story structure is set to bring significant changes to a currently underutilized site. The development will feature interior parking on the ground floor, topped by 11 residential units planned as condominiums for sale. A rooftop deck will crown the building, offering residents outdoor space with city views. In total, the building will encompass 21,845 square feet.

The location of this new development, while addressed on North 3rd Street, is actually situated on Quarry Street, a smaller alleyway to the rear. This site represents one of the last remaining undeveloped parcels in Old City. Currently, the property is largely a surface parking lot, marred by a small, unremarkable one-story building at its northwest corner. In a neighborhood known for its rich history and dense urban character, this existing condition stands out negatively, disrupting the cohesive urban fabric of the block.

This new building at North 3rd Street promises to be a positive transformation for the site. The removal of one of Old City’s few remaining surface parking lots in favor of a multi-family residential building is a welcome step in urban development. The addition of 11 new housing units will increase residential density and street-level activity in this vibrant part of Old City. More importantly, these new condos will contribute to the much-needed housing supply in Philadelphia. The choice to develop condos, rather than apartments, suggests a project that aligns with the established upscale context of Old City, likely featuring high-end finishes and amenities. It is anticipated that some of these units at 151 North 3rd Street will be listed at prices reaching into the seven-figure range.
As of now, there is no publicly announced completion date for the development project at North 3rd Street.
