The plan envisions constructing three landbays across three phases, culminating in a total proposed Gross Floor Area (GFA) of 1,776,366 square feet, achieving a Floor Area Ratio (FAR) of 9.0.

The development is structured into three distinct phases:

  • Phase A – Landbay 701: This phase focuses on a substantial residential component of 989,366 sq. ft., complemented by 33,000 sq. ft. of retail space, bringing new living and shopping opportunities to South 12th Street.
  • Phase B – Landbay 601A: Offering flexibility, this phase is planned for either 190,000 sq. ft. of residential or hotel space, along with 14,000 sq. ft. dedicated to retail. This adaptability ensures the development can meet evolving market demands in the South 12th Street area.
  • Phase C – Landbay 601B: The final phase proposes 527,000 sq. ft. of residential or office space, alongside 23,000 sq. ft. of retail. This phase will further diversify the offerings at South 12th Street Landing.

A significant public benefit of the project is the inclusion of half an acre of public open space. Strategically located adjacent to the Pentagon City Metro Station entrance, at the corner of South 12th Street and S.
