South 3rd Street Development: Construction Update for Queen Village Apartments

A recent visit to the site at 1015 South 3rd Street in Philadelphia’s Queen Village neighborhood reveals that construction for the proposed four-story, 67-unit residential building has not yet commenced. Despite the presence of construction equipment on site, no active building work is apparent. This development is planned for the east side of South 3rd Street, situated between Washington Avenue and Carpenter Street, a key area within Queen Village.

Designed by HDO Architecture, the new building at 1015 South 3rd Street is set to offer modern amenities, including elevator service and a green roof. These features aim to enhance the living experience for future residents and contribute to sustainable urban development in South Philadelphia. The project replaces the former Love Kingdom church, which stood at this location.

The building’s height will reach 45 feet to the main roof, extending to 55 feet at the bulkhead. This exceeds the local 38-foot height limit, a variance made possible through a low-income housing bonus, further supplemented by a green roof density bonus. These bonuses significantly increased the unit count from an originally permitted 36 apartments. The green roof bonus added nine units, bringing the total to 45, and the low-income bonus added a further 22, culminating in the planned 67 residences at this South 3rd Street location.

The architectural renderings for 1015 South 3rd Street showcase an attractive and contemporary design. The facade will feature a distinctive zig-zag pattern, incorporating red brick and dark panels, adding visual interest. Loggia balconies are also integrated into the design, promising to enhance the aesthetic appeal of this new addition to South 3rd Street.
