A transformative project is on the horizon for Southridge Mall in Greendale, WI, poised to revitalize the area and create a vibrant mixed-use destination. Barrett Lo Visionary Development has unveiled new renderings for an ambitious development planned near the former Boston Store location at Southridge Mall, situated at 5300 S. 76th Street, Greendale, WI. This exciting project promises to blend premier lifestyle residences with a dynamic retail experience, injecting new energy into this established shopping destination.
Designed by the Chicago office of KTGY, the development envisions multiple mid-rise buildings encompassing 675 market-rate apartments and over 20,000 square feet of retail space. At the heart of this development will be a welcoming village green area, designed to foster community and connection. The plans were presented at an open house held at the Historic Hose Tower, marking a significant step forward for the project.
Rick Barrett, founder of Barrett Lo, expressed his vision for the project, stating, “Our vision for this project is to activate Southridge Mall as a destination where visitors and residents alike can enjoy the great shopping experience of the mall paired with the premier lifestyle and community that this development will offer.” He also acknowledged the collaborative spirit with the Greendale Board of Trustees, recognizing their shared vision in making this “beautiful development possible.”
Construction is slated to roll out in four distinct phases. The initial phase will introduce approximately 230 new residences. Subsequent phases will follow with 175 residences in the second phase, 155 in the third, and finally 115 residences in the fourth phase, bringing a substantial influx of residential opportunities to the Southridge Mall area and South 76th Street.
Craig Pryde, a principal at KTGY, highlighted the significance of this project in the context of modern urban development. “Today’s design unveiling is an exciting culmination of over two years of work to establish the architectural vision and design potential of the Southridge Mall redevelopment,” Pryde commented. He further emphasized the unique opportunity mall redevelopment offers in revitalizing existing retail spaces, strategically integrating housing, new retail, and recreational elements within communities. Pryde expressed gratitude for the ongoing partnership with both BLVD and the Village of Greendale in bringing this urban community concept to life.
The village green and exterior plaza space are central to the project’s design, aiming to create a focal point for community attractions, events, and seamless connectivity between the existing mall and the new apartment community. Residents will enjoy a suite of modern amenities, including a pool, state-of-the-art fitness center, club lounge, pet-friendly dog spa, golf simulator, convenient package room, and co-working spaces, enhancing the lifestyle appeal of this Southridge Mall adjacent development.
The Village of Greendale has actively supported the redevelopment effort, working to ease restrictions surrounding Southridge Mall and its transformation. Crucially, the redevelopment requires approval from the mall’s property owners. The backdrop to this project includes a December 2024 deadline for Southridge owners to sell the property, currently held by Wells Fargo due to foreclosure since 2021. The former Boston Store site, a 14.82-acre parcel vacant since 2018 and adjacent to Southridge Mall, was acquired by the village for $3.3 million specifically for redevelopment purposes. In a proactive move in 2022, the village established a tax increment district to allocate $10.6 million towards project costs, underscoring their commitment to this revitalization. The village anticipates that this ambitious project will inject an estimated $100 million in value into the area, marking a significant economic and community uplift for Greendale and the South 76th Street corridor surrounding Southridge Mall.
