Shapack Partners and CRG have joined forces to develop a striking 29-story residential building at 220 N. Ada St., injecting further dynamism into Chicago’s vibrant Fulton Market District. This ambitious project, fully capitalized and ready for construction, promises to bring 308 new rental apartments, including 62 affordable units, and over 12,300 square feet of ground-floor retail space to this rapidly evolving neighborhood. The development will offer a mix of studios, one- and two-bedroom apartments, and exclusive penthouse residences, catering to a diverse range of urban dwellers seeking modern living in a prime Chicago location.
The development at 220 N. Ada St. is a collaborative effort between Shapack Partners, CRG, and KMW Communities, LLC, a Chicago-based developer with a strong track record in residential and mixed-use projects. This partnership with KMW is part of CRG’s PILLAR initiative, aimed at fostering diversity within the commercial real estate sector by working with local developers. Rising to 314 feet on a 27,244 square-foot site at the corner of West Fulton and North Ada Streets, the building will replace a former one-story warehouse, signaling a significant transformation of this Fulton Market corner. Groundbreaking for the project took place on March 12, 2024, marking the official commencement of construction.

Designed by the renowned architecture firm SOM, 220 N Ada St. will feature a distinctive façade characterized by dark grey metal projections that create a dynamic interplay of vertical and horizontal lines. Expansive floor-to-ceiling windows will maximize natural light and offer stunning city views. Residential units will be situated from the 5th to 28th floors, elevated above a three-story podium that will house the lobby, retail spaces, and parking. A dedicated fourth floor will provide residents with indoor and outdoor amenity spaces. The podium design is thoughtfully divided into two sections: one mirroring the tower’s gridded glass and metal façade, and the other wrapped in black brick with large storefront openings and a rooftop terrace, creating a visually engaging street presence on both North Ada and West Fulton Streets.

Sustainability is a core principle of the 220 N. Ada St. development. The building is designed to surpass local energy codes and incorporate numerous eco-friendly features, including reduced water consumption, EV charging stations and readiness, and substantial green roofs and landscaped areas. The project team is also committed to diverting 80% of construction waste from landfills, demonstrating a strong commitment to environmentally responsible building practices in Chicago’s Fulton Market.
Construction of 220 N. Ada St. commenced in March 2024, with anticipated completion and delivery in early 2026. Clayco, CRG’s parent company, is the general contractor, and Ventana, another CRG subsidiary, is responsible for the design and installation of the building’s sophisticated window-wall façade system.

The interiors of 220 N. Ada St., envisioned by Gensler, will offer residents a refined and comfortable living experience. Drawing inspiration from hospitality design, the spaces will feature rich textures and warm tones, incorporating elements such as leather, jewel-toned velvet furnishings, and statement lighting fixtures. Richly paneled wall coverings will further enhance the inviting ambiance, blending modern elegance with a sense of home.
Apartment units at 220 N. Ada St. will range from 400 to 1,400 square feet and feature open floor plans, wide-plank wood-style flooring, and floor-to-ceiling windows that highlight the building’s architectural details and the surrounding Chicago cityscape. Kitchens will be appointed with wood cabinetry, stone countertops, vertical subway tile backsplashes, generous islands, and panelized appliances, offering a high level of finish and functionality for residents of Ada Street Chicago.

Reflecting a commitment to inclusive housing, 20% of the apartments at 220 N. Ada St. will be designated as affordable housing, in accordance with Chicago’s Affordable Housing Special Assessment Program (AHSAP). These units will be available at a weighted average of 60% area median income (AMI), ensuring that this new development contributes to the diversity and accessibility of housing options in Fulton Market.
