Excavation Begins for 17-Story Condo Building on East 86th Street, Upper East Side

Construction is officially underway at 171-179 East 86th Street, marking the site for a new 17-story residential building in Manhattan’s prestigious Upper East Side neighborhood. Developed by ZD Jasper and designed by Archimaera, the project promises to bring luxury condominiums to this sought-after location. ZD Jasper acquired the property for $29 million from Extell the previous year, signaling their commitment to developing high-end residences in prime New York City locations. The new building, rising to a height of 210 feet, will house 25 exclusive condominium units, each boasting an average size of 2,280 square feet. In addition to the residential space, the development plan includes 2,300 square feet of retail space on the ground floor and two cellar levels, enhancing the street-level experience on East 86th Street. Strategically positioned at the corner of East 86th Street and Third Avenue, this development is poised to become a prominent address on the Upper East Side. Brown Harris Stevens Development Marketing, with Robin Schneiderman leading sales, will exclusively handle the marketing and sales of these luxury residences.

Currently, the 5,000-square-foot site is active with excavation work, featuring a piling machine and excavator preparing the ground for construction. Previously, the location was occupied by two single-story commercial buildings. A newly released rendering provides a glimpse into the architectural vision for 171-179 East 86th Street, showcasing a striking grid-like facade composed of beige paneling that frames expansive floor-to-ceiling windows. The design incorporates numerous pocketed terraces, adding outdoor living space and visual interest to the building’s exterior. Setbacks on the 11th and 13th floors are designed to create even more terrace space, maximizing views and outdoor access for residents. The building culminates in a substantial bulkhead, cleverly concealed behind an extension of the building’s distinctive envelope.
